Based on information from the Office of the Deputy Prime Minister (ODPM), the pack will include the following items. It is likely the pack will be available in the following formats – online, printed and/or CD Rom.
1. Terms of sale – a description of what is exactly for sale (including fixtures and fittings) and the terms upon which the property is offered for sale.
2. Evidence of title – official supporting documentation from the HM Land Registry or other supporting documents if the title is not registered.
3. Replies to standard preliminary enquiries made on behalf of buyers – a property information form will be provided so that the seller to provide additional details about the property of interest to a buyer that might not be included in the title.
4. Copies of any planning, listed building and building regulations consents and approvals.
5. For new properties, copies of warranties and guarantees such as the National House Building Control (NHBC) warranty which provides protection for new builds for a period of time such as 10 years.
6. Any guarantees for work carried out on the property.
7. Local searches – the Home Inspector will liaise with your local authority, and other agencies to get a range of reports the property including any proposed land changes and the authorised use of a property.
8. A Home Condition Report (HCR) based on a professional survey of the property, including an energy efficiency assessment. The HCR will be a ‘mid-range’ inspection outlining defects in a property i.e. the exterior, internal condition, services, grounds and out buildings. The report will be summarised by outlining if repair is needed (non-urgent but required or serious needing urgent repair) or if only general maintenance is required.
9. The energy efficiency assessment will produce information not unlike what is found on electrical appliances and more recently cars where areas of efficiency are graded alphabetically.
10. Additional information is needed for leasehold properties including a copy of the lease, most recent service charge accounts and receipts, building insurance policy details and payment receipts, regulations made by the landlord or management company, memorandum and articles of the landlord or management company.
