Under the Housing Act 2004, home owners selling property in England and Wales have to comission a Home Information Pack before the property can be marketed for sale.  Home Information Packs include The Index, Sales Statement, Title Deeds, Land Registry documents, Local Authority & Water Searches, Leasehold documents where requried and the Energy Performance Certificate (EPC). The Home Condition Report, equivalent to the Home Buyers Survey, is an optional extra that will outline the condition of a property prior to its sale.
