Under the Housing Act 2004, home owners selling property in England and Wales will have to comission a Home Information Pack before the property can be marketed for sale. The Government’s aim is to make the home buying and selling process more transparent for all involved especially home buyers and potential purchasers. It is hoped that home buyers will get information about a property much earlier on in the process with solicitors using the information as part of the conveyancing process.
Home Information Packs include Title Deeds, Land Registry documents, Local Authority & Water Searches, Leasehold documents where requried and the Energy Performance Certificate (EPC). The Home Condition Report, equivalent to the Home Buyers Survey, is an optional extra that will outline the condition of a property prior to its sale.
